Second Home Buyers and First Home Sellers

Situation

These clients were a young family with a six month old baby. Ying met them at another auction that she was bidding at. They were starting to outgrow their two level townhouse style apartment in Collingwood and were looking to upsize to a house. They were time poor and, upon the suggestion of a friend, looking to engage a buyer’s advocate to assist them through the process. They engaged Ying as both their vendor’s advocate (link to service) to sell their first home and as their buyer’s advocate to help them purchase their next home (link to service).

 


Approach

Ying appraised their home, set a timeline for not only the campaign but the pre-sale work, interviewed the selling agents and along with the clients, chose the best agent suited to their property with a great track record. Concurrently Ying had her clients coming out on the road with her to look at properties and areas to purchase their next home in so that they would be ready to strike as soon as their property had sold.

 


Impact

Due to the advice Ying gave for the sale their property was extremely well received in softer market conditions with OFIs very well attended. We ended up having three very interested partied within the first two weeks of the campaign and decided to sell then property prior to the scheduled auction date so to not lose those buyers. We ended up achieving $30k-$40k above market value for their property sale which we were able to use those funds for their next purchase.  We were lucky to have the perfect renovated weatherboard cottage in Thornbury come up for sale within a short time frame. The property was extremely popular with each open for inspection packed to the rafters and seven bidders registered for the auction. Ying’s skill in identifying the market value to guide her clients on the end price plus her experienced bidding skills in a very competitive auction helped her clients secure their dream home well within their budget.
