What is a Buyer’s Advocate and why do I need one?

Also known as a Buyer’s Agent / Property Advisor, the Buyer’s Advocate is your personal property expert that does the groundwork to get you the best property, the best deal and on the right terms. A Property Advisor gives the client completely independent, unbiased advice whereas a selling agent is working for and being paid by the seller/vendor.

They help you avoid roadblocks that can arise from buying a home or investment property , while expanding the scope of opportunities available to you.

Is now a good time to buy property?

Property is a long term investment and therefore the best time to buy is when you are ready. We look closely at the many 'mini markets' within each suburb and factor that into your personal circumstances to ensure that you get the best advice for your situation.

How much does it cost to work with a Buyer’s Advocate?

Initial consultations are free.  We have an upfront engagement fee for our Property Advisory and Buyer’s Advocacy services and upon successful purchase of a property we charge a commission which is agreed upon prior to commencement of the service.  Please contact us to discuss your brief as every client’s needs are different and our fees vary for each service.

How do I get started?

This depends on a number of factors such as your criteria, your budget, whether it is a home or investment property. Generally the process from starting to purchasing takes 1-4 months plus the settlement period but can is can vary.

Where do you purchase properties for clients?

We help clients buy and sell property in all of metropolitan Melbourne and occasionally in Regional areas. Our core focus is in the Inner to Middle Suburbs of Melbourne.

Do you buy interstate properties?

A this stage Eclipse is servicing Victoria only.

I am based interstate or overseas, does that matter?

Not at all, we can have our initial meeting over a video conferencing call. We often assist interstate and overseas buyers and sellers as their eyes and ears on the ground.

What is a Vendor’s Advocate and why do I need one?

A Vendor’s Advocate helps take the stress out of selling your home or investment property. They assist with the full end to end sale process from pre-sale preparation advice, selling agent interviews, agent selection, selling agent’s commission and marketing and advertising advice. A vendor’s advocate works in conjunction with the selling agent to maximise your sale price by assisting the client during the entire sales campaign and is right by the clients side at the auction or negotiating on offers.

The best part is that this fantastic service does not cost you any extra on top of the selling agent’s commission as we split the commission with the agent. There’s no reason to not use a vendor’s advocate.
