First Home buyers

Situation

Our clients were a young couple who had diligently saved for their deposit. One of them had attended a couple First Home Buyer presentations Ying was presenting at and we met up to discuss their initial plan. They still had to continue saving and we had them on board as clients about a year later.  They engaged Ying for the property advisory service (link to service) as they had never bid at an auction or purchased a property before. Neither of them had grown up in Melbourne so they preferred to have an expert with local area knowledge on their side to show them areas they had not considered.

 


Approach

Ying refined their brief and their goals which included being able to rent the property out down the track for a good rental return should they move away from Melbourne or move out if they decide to start a family. The First Home Buyer market was very competitive and they had a requirement for a secure ground floor courtyard apartment to accommodate their small dog so Ying called all the local area agents to notify them of her client’s brief.

 


Impact

We spent a  few months looking for the perfect property for our clients. One we unfortunately missed out on at an auction, another one had building issues so we advised them to steer clear. We found a fantastic one bedroom plus study ground floor apartment in St Kilda with not one but two courtyards plus a long car space on title to fit their large car. The property passed into us at the auction and Ying was able to negotiate the vendor’s reserve down and secure the property for at least $40k under the market value. The clients were very excited about their new home, as was their pup.
