Situation

The clients were an elderly couple who were finding their home on a sloping block with big trees in Glen Waverley too hard to manage. They wanted to sell their home of 47 years and downsize closer to their children and grandchildren in the Inner North East. They engaged Ying for the sale of their home (link to vendor advocacy service) and the purchase of their new home (link to buyers advocacy service).  As they had not purchased or sold property in such a  long time it made sense to engage Ying to take the hassle out of the process.

 


Approach

As the clients wished to purchase first before selling, Ying devised a strategy to concurrently prepare their home for sale as well as starting the property search process with them. Ying appraised their current home and began the agent selection process so that the property would be ready to sell immediately after purchasing. Ying advised the local area agents of her clients property brief. Within a short time frame an off market house in Fairfield came up with a local Northcote selling agent which suited their requirements.

 


Impact

Ying was able to secure the property off market, saving her clients time and money as the vendor did not have to pay marketing fees and we did not have to wait for an auction. We immediately launched into the sale campaign for their property with the appropriate strategy as their home was more suited to a development site. As the market was softening in the area during the sale campaign we had to act swiftly and accurately on the pricing of their property to achieve the best outcome. Their property was sold to a family looking to get into the Glen Waverley Secondary College Zone just after the auction.
